I say this because sometimes parties neglect to fully participate in the transaction and ask questions of the parties involved and instead want to send the documents to an attorney to tell them all is well with the transaction. It is not possible to know that from the face of the documents because any issues that arise are almost always related to your understanding, which I have no way of knowing. I can only get a glimpse of your understanding by the quality of your questions. I hope that helps you to increase the chances of a successful transaction.
It is important for you to understand that your Broker represents you in the transaction, and that explanations and transaction related questions should be asked of the Broker. Any flat fee compensation I may or may not receive depending on how involved your questions are is about .008% of what your Broker receives. Less than one-one- hundredth-of-one-percent is about the magnitude of legal issues that arise in most real estate transactions. That is why transactions are handled by brokers and title and escrow officers who are spets repeat players. Thankfully, it is rare than an issue like an earnest money dispute arises that the Brokers are not able to resolve.
